The Boulevard story
Some places just feel different. You sense it in the air, in the streets, in the faces of people walking by. The Old Fourth Ward has always been one of those places where history was made, where cultures merged, where Atlanta found
its voice.
BLVDNEXT builds on this legacy. We’re transforming underutilized spaces into a vibrant community hub that honors what came before while embracing what comes next. This isn’t just another development project – it’s a continuation of the Old Fourth Ward’s story of renewal
and resilience.

OurVISION
We see tree-lined streets where neighbors chat on front porches. Parks where children play while their parents catch up over coffee. Local shops where entrepreneurs turn dreams into reality. Homes that welcome everyone from young professionals to growing families to longtime residents.
But more than that, we see a community where culture thrives. Where art isn’t just in galleries but on street corners and in public squares. Where music drifts from open windows and performance spaces. Where history isn’t just preserved; it’s lived.
The approved concept plan includes:
- Housing that serves everyone, from market-rate
to affordable options. - Welcoming community and public green space
- Local retail that serves the neighborhood
- Improved street connectivity
- Spaces for business
- Health and wellness resources
- Cultural and community gathering
At Integral, we believe that transforming a community requires more than just development. It requires a commitment to understanding and addressing the core needs of the people who live there. This project is a tremendous opportunity to create a lasting impact.
